Terms and Conditions of Sale – Golden Jupiter Unipessoal LDA
1. General Information
1.1 Entity: Golden Jupiter Unipessoal LDA, headquartered at Av. Gil Vicente, 587, 4430-240, Vila Nova de Gaia, Portugal.

1.2 Service: Temporary rental of short-term accommodation (“holiday rentals”) located in Porto, Vila Nova de Gaia and Estoril, operated under the commercial brand Amber Star Rent.
2. Reservations and Payments
2.1 Reservations are made through the official website of Amber Star Rent or through authorized partners (such as Booking.com, Airbnb, or others).
2.2 Full payment or an advance deposit must be made according to the policy in effect at the time of booking.
2.3 All prices are expressed in euros (€) and include or exclude taxes as legally required.
2.4 Where applicable, additional fees (e.g. cleaning, security deposit, tourist tax, or extra services) will be clearly communicated prior to the confirmation of the booking.
3. Security Deposit and Damages
3.1 A security deposit may be required to cover potential damages, loss of items, or extraordinary cleaning costs.
3.2 The deposit will be refunded after the property inspection, minus any deductions for damages or extra cleaning, if applicable.
3.3 Any evidence of damage will be documented (photo or video) and made available to the guest upon request.
4. Check-in, Check-out and Timetables
4.1 Check-in and check-out times are specified at the time of booking. Changes may be subject to availability and additional fees.
4.2 Guests agree to vacate the accommodation at the designated time, leaving it clean and in good condition. Failure to comply may result in additional cleaning or late check-out fees.
5. Cancellations and Booking Changes
5.1 The cancellation policy (full, partial or non-refundable) is provided upon booking confirmation.
5.2 Modifications to a booking (dates, number of guests, type of accommodation) are subject to availability and may incur extra costs.
5.3 In cases of force majeure (natural disasters, government restrictions, public health emergencies), cancellation or modification policies may be adjusted in accordance with Portuguese law.
6. Guest Responsibilities
6.1 Guests must respect the maximum occupancy indicated for each accommodation.
6.2 The guest is responsible for any damage caused to the property, furnishings, equipment, or common areas during the stay
6.3 Guests must comply with building and condominium rules, local regulations, and respect the peace and quiet of the area, particularly in residential or historical zones.
6.4 It is strictly forbidden to host parties, events, or engage in illegal activities within the accommodation.
7. Responsibilities of Golden Jupiter Unipessoal LDA
7.1 The company undertakes to provide accommodation as described in the listing and in clean, safe and functional condition.
7.2 Golden Jupiter Unipessoal LDA guarantees reasonable technical and operational support during the guest’s stay, especially in cases of malfunction (electricity, plumbing, heating, etc.).
7.3 Any known issues prior to check-in will be communicated to the guest as soon as possible.
8. Refunds and Compensation
8.1 In the event of serious non-conformity of the accommodation or service, the guest may request a refund or compensation, subject to assessment by Golden Jupiter Unipessoal LDA.
8.2 The company will not be liable for, nor will it offer compensation for, situations beyond its control, including but not limited to:
advers weather conditions;
occasional external noise;
temporary interruptions of public services (water, electricity, internet);
force majeure events;
natural occurrences such as wind, leaves, or pollen in outdoor areas.
9. Data Protection / Privacy
9.1 Golden Jupiter Unipessoal LDA processes personal data in compliance with the General Data Protection Regulation (EU Regulation 2016/679) and Portuguese Law No. 58/2019.
9.2 The data collected is used exclusively for booking management, invoicing, communication with guests, and compliance with legal obligations (e.g. SEF registration, tax reporting).
9.3 The company implements appropriate technical and organizational measures to ensure the confidentiality and integrity of personal data.
9.4 Guests have the right to access, rectify, erase, or object to the processing of their personal data by contacting: [email protected]
10. Governing Law and Jurisdiction
10.1 These Terms and Conditions are governed by Portuguese law.
10.2 Any dispute arising from the interpretation or execution of these Terms shall be submitted to the courts of Vila Nova de Gaia, unless otherwise required by law.
